The First Ten Minutes of a Plumbing Emergency

Most flooding damage happens while people hunt for the stopcock. So find yours today, while the house is dry. In a freestanding home it is normally at the meter by the front wall. In an apartment there will be an isolating valve inside the unit, often under the kitchen sink or in a cupboard near the bathroom.

If hot water is involved, switch the geyser off at the DB board before anything else, so the element doesn't run dry and burn out. Keep water away from plug points and extension leads, roll up rugs and lift electronics off the floor. Take a couple of photos for your insurer as you go.

Then phone 082 550 3306. We'll ask what you have already done and help with the rest before the plumber gets there.

  • Stopcock: at the meter, or a valve inside the unit
  • Geyser: isolator off at the DB board
  • Electrics: dry hands, dry floor, or leave it
  • Photos: helpful later for insurance

Quick Steps for the Three Most Common Night Calls

Burst Geyser
Push the geyser isolator down at the DB board, close the cold-water valve next to the geyser, then put buckets under the drip and move anything electrical out of the way.
Burst Pipe
Find the main stopcock and turn it clockwise until it stops. Open a low tap outside to drain the pressure, and keep everyone clear of plug points near the water.
Overflowing Toilet
Close the little angle valve behind the cistern, lift the lid and push the float up. Stop flushing anything else in the house until we have looked at the line.
Then Call
Ring 082 550 3306 and tell us what you've already closed. A WhatsApp photo to the same number helps the plumber bring the right parts.

Calling Us After Hours, in a Tower or Behind an Estate Gate

The emergency line doesn't switch to voicemail when the office closes. At night, over weekends and on public holidays it is answered by the team on duty, and the call goes the same way every time: what's leaking, what's been isolated, how we get in.

Apartment blocks and security estates need a bit more planning. Give us the building or estate name and the contact for after-hours access. We'll arrange the gate pass or concierge entry, and if a shared riser or a main valve has to be closed, we agree it with the building manager or estate maintenance first, so the neighbours aren't left without water for longer than necessary.

Not every job should be finished in the dark. Where the permanent repair needs a part, a ceiling opened in daylight or a body corporate's approval, we stop the leak that night and come back the next day to do it properly. You hear both prices before either piece of work starts.

Common Causes

What Usually Sets Off a Sandton Plumbing Emergency

These are the faults behind most of our night and weekend calls, with the first thing to do for each one:

The Moment the Mains Come Back

A scheduled Joburg Water shutdown or a burst main up the road can leave Sandton dry for hours. The danger comes at the end: air trapped in the lines blasts through when the supply returns, and a tired ball valve, flexi hose or geyser fitting can let go while nobody is watching. Keep the stopcock half-closed when water returns and open it slowly. If cuts keep catching you out, a JoJo tank with a booster pump carries the house until the supply settles.

Original Pipework That Finally Splits

Some of the older homes in Sandton still run on galvanised steel laid when the house was built. It thins from the inside for years, then one day a seam gives way behind the tiles. When that happens: main stopcock off, geyser isolator down if the water is hot, and towels against the skirting. We make it safe that night and come back to replace the corroded run rather than leave a clamp in the wall for good.

Scale Inside the Geyser

Joburg water is hard, and every litre heated leaves a little chalk behind on the element. Years of it make the element overheat and burn out, or jam the thermostat so the safety valve starts dumping hot water through the overflow. A steady stream from the overflow pipe outside is your cue: switch the isolator off and phone us. We sort out the geyser and tell you whether a descale or a new unit is the sensible route.

After a Trip or a Surge

When Eskom or City Power restores supply to Sandton, the spike can kill a geyser element or thermostat outright. Signs: the isolator trips again as soon as you push it up, or the hot tap runs cold all evening. Don't keep resetting the breaker. Leave it off, keep the area around the DB board dry and call us. We test each component and replace the one that failed.

Highveld Storms and Backed-Up Gullies

An afternoon storm can drop more rain in twenty minutes than the stormwater grids can swallow. Leaves and grit pile up at the gully, and if stormwater is finding its way into the sewer, the toilet nearest the street can start rising. Stop flushing, keep the bath and basin plugs in and call us. We open the blocked line by machine or jetter, then show you where the water got in.

Frozen Pipes on Winter Mornings

A few nights each winter dip below zero, and exposed copper on a south-facing wall, a garden tap or a roof-space pipe can freeze solid. The split usually only shows once the sun thaws it. If a pipe is iced up, don't pour boiling water over it. Open the nearest tap, warm the pipe gently with a hairdryer, and if it starts spraying, close the stopcock and ring the night line.

Pressure in Towers and on Ridges

Apartment blocks rely on booster pumps and pressure-reducing valves to get water to the upper floors, and a ridge-top house can see very different pressure from the one at the bottom of the street. When a PRV fails open, taps bang, flexi hoses balloon and fittings start to weep. Close the unit's isolating valve, tell the building manager and call us. We replace the valve and use leak detection to check nothing behind the walls has given way.

Roots in the Sewer Line

Mature gardens around Sandton look lovely, but tree roots follow moisture straight into old clay sewer joints. Weeks of slow drainage end one evening with the outside gully lifting its lid and sewage on the paving. Stop using water in the house, keep children and pets away and phone us. We cut the roots, push a camera through the pipe and plan the repair for the damaged section.

Water Where It Shouldn't Be in Sandton? Do These Three Things

One: turn the main stopcock clockwise until it stops, usually at the meter or where the supply enters the house. Two: if anything hot is leaking, switch off the geyser isolator at the DB board. Three: keep water away from plugs and lift what you can off the floor. Then phone 082 550 3306, staffed all night, every weekend and on public holidays. Non-urgent bookings go to 087 700 7781.

Three Stages of an Emergency Call in Sandton

1

Isolate, Then Phone

Close the stopcock or drop the geyser isolator first if you safely can. Then ring 082 550 3306. Day or night, a person answers, asks a few short questions and tells you what else to switch off.

2

Make It Safe on the Night

A plumber who covers Sandton arrives with the van stocked for common failures, explains what has happened and gives a fixed price before touching anything. The after-hours surcharge was already agreed on the phone.

3

Finish It Properly

If a lasting repair needs parts, daylight or a building manager's go-ahead, the night visit stops the damage and the permanent fix is booked through 087 700 7781. Either way, the workmanship is guaranteed.

Emergency Questions We Get Asked

Click any question to open the answer.

In most freestanding houses it sits beside the water meter, near the front boundary or the pavement, sometimes under a small metal lid. Some homes have a second valve where the pipe enters the house. In a flat or apartment, look for an isolating valve in the kitchen, the bathroom or a service cupboard in the passage. If you can't find it, phone us and we'll help you look.

Only if you're standing on dry ground and the board itself is dry. Switch off the geyser isolator, and if water is anywhere near plugs or light fittings, switch off the main switch too. If the board is wet, keep away and tell us when you call.

Someone answers. We ask what's leaking, what you have already closed and how to get onto the property, and we talk you through anything still running. We also tell you the after-hours surcharge before we send anyone, and the plumber gives you a fixed price on site before starting.

Yes. Nights, weekends and public holidays, Christmas and Easter included, carry an after-hours surcharge, and we tell you what it is on the phone before we send anyone. Weekday call-outs in office hours have no call-out fee. You agree the price for the work itself before anything is done.

Tell us the building name, your unit number and who looks after after-hours access, whether that's security, a concierge or the building manager. We arrange entry with them, and if the riser for your floor needs to be shut, we coordinate that with the building.

If a permanent repair still has to be done, the night plumber explains what's left and the office books it in on 087 700 7781. You'll get a fixed quote for that work before it starts.

Yes. We take photos, write a report and give you a quote for your insurer, and we can speak to the assessor if they need more detail.

Save both. 082 550 3306 is the emergency, after-hours and WhatsApp line. 087 700 7781 is for bookings, quotes and questions during office hours.
